Although the number of auctions held last weekend were still relatively low, interest from prospective buyers was very strong with good crowds turning up for many of the auctions on Saturday.

There were multiple bidders in contention at all three Marshall White’s auctions which resulted in three success sales under the hammer.

One of the highlights was a picturesque Edwardian residence at 21 Alleyne Avenue, Armadale which sold for $1.965 million.

Next weekend Marshall White will be auctioning 19 properties and a further 42 the following weekend.

It was an easy choice this year: ‘Growling’ Jack Bongiorno has been the standout auctioneer in our patch in 2011. And while it is true an auctioneer is only as good as the selling agents who support him (in this case Heather and Rae in particular), you still have to go out there and perform.

In the past we have been critical of Growling Jack’s opening waffle (it was too long) and while that has improved, there are still auctioneers with a better opening patter. So why is he our auctioneer of the year in 2011?

Simple — in the guts of the auction and at the business end he is the strongest, most effective performer out there right now. In a tough market place — and many auctions are tough right now — Growling Jack takes the audience and the bidders on. He challenges them, makes them laugh, makes them cry and most of all he keeps things going — rarely missing a beat in terms of numbers or momentum. In 2011 if you wanted to see the best, then you needed to watch a full-on Growling Jack auction — it was on many occasions a masterpiece of theatre and business combined. Hat off to you Jack!

Only a few years ago Marcus was our young agent of the year; this year he seems to have really come of age. Particularly towards the end of the year, he flew home to the finishing post with some very big deals. Specialising in new homes and apartments, his years of consistent data basing and marketing have really begun to pay off and Marcus’s name was, in 2011, the name we heard the most when it came to the big deals getting done. His strengths lie in two things — his ability to match a buyer and seller and his way of doing business. We find it simple, open and straightforward.

Yes he does step quote, like almost all Marshall White agents, but he is more open about it and guides buyers through the process a lot better than most (he keeps you informed and if you deserve it, he treats you with respect).

There are many great agents out there in 2011 and in our opinion Marcus Chiminello was amongst the best of them. Hat off to you Marcus!

Myrtle Street Brighton -  Great Sold Price for Golden Mile Home

2012 is unfolding as a year full of opportunities for buying and selling property. Predictions indicate that the market will provide a welcome level playing field for vendors, buyers and investors alike.

This week saw a welcome start to the New Year with Fairfax reporting that house prices have taken a positive upward turn for the first time in 2 years with Melbourne recording the countries highest median growth at 1.1%. Andrew Wilson, a senior economist with Australian Property Monitor said the strong growth in house prices, was almost wholly due to large rises at the prestige end of the market.

This statistic, coupled with the winding down of school holidays and the return to business as usual, has seen the market gain pace with the addition of 22 new properties commencing campaigns with Marshall White this week.

Auction activity has begun to wind down in preparation for the Christmas break however buyer confidence continues to improve buoyed by the second interest rate cut in as many months.

Marshall White sold 18 properties on the weekend including 3 that were sold prior to auction. Competition was robust at many of the auctions as multiple bidders vied for a pre-Christmas purchase.

A stylishly renovated period residence at 5 Albion Rd, Glen Iris sold very well after 6 separate parties competed at the auction, while also on Saturday, 5 prospective buyers bid for a family residence at 10 Bruce St, Malvern East.

Although only a handful of homes will be auctioned next weekend there are still some excellent properties available for private sale in the lead up to Christmas.

Strong Sales Results

The first Summer auctions of the year attracted a noticeable increase in buyer interest. Strong bidding from multiple buyers at Marshall White auctions produced a very pleasing success rate of 74 per cent for our vendors. Amongst the 25 properties that were sold either at or before auction by Marshall White were the week’s highest reported house and apartment sales according to The Age. The auction of an original Victorian residence at 31 Adelaide St, Armadale produced a result that was a staggering $825,000 above the reserve when it sold for $2.425 million. In another auction an exclusive sub-penthouse apartment at 17.3/193 Doma in Rd, South Yarra also sold well for a price of $2.25 million.

Interest Rates Cut Again

For the second consecutive month the Reserve Bank Board has decided to cut interest rates by 0.25 per cent. This is good news for mortgage holders over the Christmas break. The RBA will not meet again until February when there is already speculation of a further rate reduction if the current European economic turmoil is not resolved.
